Water is the single biggest threat to property in Northwest Florida, and it almost never gets where it is going on its own. It gets there because the ground slopes the wrong way, or because there is nowhere for it to go.
Knight Landscape Concepts corrects both. We regrade lots, install drainage systems and put erosion control in place for homes, businesses and builders across Pensacola, Gulf Breeze, Navarre and the surrounding areas. More than 20 years on Gulf Coast soil, with our own excavation equipment and operators.
Grading sets the direction water travels across a property. Done right it is invisible, and you notice it only by what stops happening. Done wrong, or never done at all, you pay for it every storm season.
Our grading work covers:
Sandy soil, a high water table, flat lots and rainfall that shows up several inches at a time is a difficult combination. Most properties around here were never graded with that in mind.
What standing water actually costs you:
The fix is rarely one thing. Most properties need grading to get water moving and a drainage system to carry it somewhere safe. We look at the whole site before recommending either, because putting a drain at the bottom of a grade problem just moves the complaint a few feet.
Surface drainage handles the water you can see. We design and install complete systems rather than dropping in a single drain and hoping.
Systems include:
Tying downspouts into the system is one of the most cost effective improvements on most properties. It takes roof water away from the foundation entirely, instead of dumping it at the corner of the house where it has always gone.
A French drain is a gravel filled trench with perforated pipe that collects subsurface water and carries it away from your home, lawn or foundation.
It is the right answer for:
We size and route each one for the volume of water the site actually produces, wrap it properly so it does not silt up in a few seasons, and give it a discharge point that will not create a new problem for you or your neighbor.
Heavy rain and wind carry soil off a property a little at a time, until a slope, bank or shoreline starts to go.
We control it with:
Waterfront and near water properties around Pensacola, Gulf Breeze and Navarre carry the most exposure. If you are losing ground every storm season, address it before the loss reaches something you cannot replace.
We bring in and place topsoil, fill dirt and sand, and haul off what does not belong. Material goes down and gets compacted in lifts, so it holds the grade instead of settling into a new set of low spots a year later.
On larger jobs we source the material and handle the hauling, so you are not coordinating deliveries around our schedule.
New construction leaves a site rough, compacted in the wrong places and graded for equipment rather than for water. We come in behind builders to set final grade, correct the drainage the build disturbed, and prepare the ground for sod, beds and hardscape.
On the front end we cut and prep pads and set the grade the structure gets built on. Builders and remodelers across Escambia and Santa Rosa counties use us for both ends of the job.
Drainage work is easy to sell and hard to do right, and a bad install is worse than none at all.
